The costs first-time buyers need to allow for

The deposit is the largest single amount, but it is not the whole bill. Several smaller costs arrive close together, often before you have exchanged contracts.

Keep the deposit separate from the buying costs

Your deposit forms part of the purchase price. Legal fees, searches, a survey, mortgage charges, removals and tax are additional. Keep a written total rather than thinking of every payment as a small item that can come from ordinary monthly income.

Do not use every available pound for the deposit simply to reach a lower loan-to-value band. Ask what the mortgage saving would be and compare it with the security of keeping money for completion and early repairs.

Make the budget in cash dates as well as totals. A survey and searches may be payable months before completion, while tax and the main purchase balance are handled close to the final date.

Mortgage costs arrive in different forms

A product fee may be paid upfront, added to the loan or absent in return for another rate. Adding it to the mortgage reduces the immediate bill but means borrowing it and paying interest. Valuation, broker and transfer charges may also apply.

Compare the total deal over the period that matters, not the interest rate alone. Your adviser or lender should explain fees, incentives and any early-repayment charge. Keep money available in case the offer or property changes.

Legal work and searches are not one fixed price

Ask for a written conveyancing quotation showing legal fees, tax, searches, Land Registry charges, bank-transfer costs and additional work that may be charged. Leasehold, shared ownership, gifted deposits and new builds can involve more work.

Some payments are made on account before the transaction is certain to complete. Read what is refundable if the purchase fails. A very low initial quote can grow when common extras are added later.

If family is helping, tell the lender and conveyancer at the beginning. Gifted money commonly needs identification, bank evidence and written confirmation. Late disclosure can hold up a file that otherwise appears ready.

Survey and specialist inspections protect the decision

The lender's valuation is not a condition survey for you. Budget for an appropriate home survey and, where evidence justifies it, a specialist inspection of electrics, drains, heating, structure or another area. Do not order every possible test without asking what question it will answer.

A more detailed survey costs more but can be sensible for an older, altered or unusual home. Leave enough time to discuss findings and obtain quotations before exchange.

Tax and moving costs depend on the transaction

Property transaction taxes and reliefs differ across the UK and can change. Use the official calculator for the country where you are buying, then have the conveyancer confirm the position. Do not rely on an estate-agent estimate for a major tax payment.

Moving costs depend on volume, distance, access, packing and timing. Add storage, cleaning, mail redirection, utility overlap and basic items needed on the first night. A self-move still has vehicle, fuel, equipment and time costs.

Ask whether a fee is payable again if the first property falls through. Mortgage, survey and legal firms have different arrangements. Protection products may cover limited circumstances, so read exclusions before relying on them.

Keep a reserve for the first months

Buildings insurance may begin before completion. Council tax, energy, water and broadband follow quickly. New locks, curtains, appliances and safety work can use money before any decorative plans begin.

Keep a repair reserve based on the survey rather than hoping nothing will fail. A boiler or roof defect does not wait for savings to recover. Owning a slightly less expensive home with money left can be more comfortable than stretching to the purchase limit.

Review the total after the survey and mortgage offer arrive. Both can change the cash needed. If the lender values the property lower than the price, the deposit calculation may alter sharply.

Before transferring any large amount, confirm the conveyancer’s bank details through a known telephone number. Property transactions attract convincing fraud attempts, and an email that looks familiar is not enough.
